Hill Top Farm, Ulverston, is a traditional Lake District self catering holiday cottage, newly refurbished attached barn and games room in a detached barn. Set in approximately two acres of land and can accommodate up to sixteen people. The farmhouse sleeps up to twelve people; an attached barn sleeping four people. There is also a boiler house with wash and drying facilities, garden area, surrounding field and car parking with space for up to six plus cars.

Ideal for a relaxing holiday or short break, as well as for those seeking an activity holiday with acres of countryside right on your doorstep for walking and cycling.

The farmhouse: -

Recently refurbished, the farmhouse has real character with exposed beams, open fires and original slate flooring.
A newly fitted kitchen / dining space with gas hob and an electric hide and slide oven, microwave, dishwasher, fridge and freezer. An additional fridge, freezer, washing machine and dryer are available in the boiler house.
A large wooden floored living room with wood burning stove and shuttered French doors leading out to the private rear garden and hillside.
Two double bedrooms and one twin bedded room.
A beamed attic bedroom with four single beds, perfect for children.
Downstairs snug space with slate floor and sofa bed.
Main bathroom with free standing bath and a separate shower room.
Smart TV, Netflix, Prime, new TV's and home cinema using Sonos (just download Sonos app and control multi speakers and multi music) and Amazon speakers inside and on the veranda and good wireless internet throughout.

Downstairs: -

Large kitchen/dining room with gas hob and an electric hide and slide oven, microwave, dishwasher, fridge and freezer. Large extendable table to sit 16.
Shuttered French doors to terrace, original Yorkshire Range including an open fire and original slate flagged floor.
Additional fridge, freezer, washing machine and dryer available in the boiler house.
Downstairs shower room with fully tiled shower, WC and wash-hand basin.
Separate snug with slate floor and sofa bed.
A large wooden floored living room with wood burning stove and French doors with shutters leading out to the private rear garden.

2 double bedrooms.
1 twin bedded room.
Bathroom with freestanding bath.
Beamed attic bedroom 4. Large room with restricted head height in places. 4 single beds and double glazed Velux windows. Perfect for children.
All beds have feather duvets and pillows and White Company bed linen. Twin 3ft beds can be moved together to form super- king beds if required.

The barn:
Converted in 2014 by local master builder and joiner, John Bamford.
The attached barn is available to be booked in conjunction with the farmhouse and in low season midweek the Barn is also available on its own.
Lounge with solid oak floors, multi-fuel fire, Harris tweed sofas, and bi-fold doors to the garden with open views.
High specification kitchen including dishwasher, fridge, induction hob and a microwave and hide and slide oven, with adjoining dining area.
Two bedrooms one with a double bed, and one with twin beds.
Main bathroom with free-standing bath and a separate large walk-in shower room.
Lockable on both sides of connecting bookcase door to and from the farmhouse / Barn .
Smart TV, Firestick ( Netflix /Amazon Prime etc ) and DVD. High speed internet and WiFi throughout the estate.

Games loft in the detached Barn: -

Popular with teenagers and families, the games room includes a pool table, table tennis table, darts board and table football.
There are lights but no heating (so you will need thick jumpers in the winter).

Secure store for bikes with off-road cycle routes close by and Lake District walks from the house (also space for boats).
Secure parking for up to six plus cars.
Hill Top Farm is situated in the Lake District, our cottage/farmhouse provides stunning views over the Levens Estuary and is a great country getaway.

Benefiting from a rural location within the picturesque Lake District National Park, there's plenty of local facilities with the Farm and Barn being less than a mile from local shops, pubs and places to eat. And we're just five miles from Coniston Water, and six miles from Windermere.
